LEED for Homes (Residential)

LEED, or Leadership in Energy & Environmental Design, is a green building certification program that recognizes best-in-class building strategies and practices. To receive LEED certification, building projects satisfy prerequisites and earn points to achieve different levels of certification; either Certified, Silver, Gold or Platinum.  LEED is also the most recognised green building standard in the world and sets the global benchmark for ensuring the value of your home or building based on high build quality, energy performance and truly “Green” status via its 3rd party verification process. Whether your project goals are financial, environmental, health, energy and water conservation, high build quality or all the above; LEED is the proven solution for delivering you a high performance green home. LEED for Business (Commercial)

LEED is not just for homeowners; businesses big and small benefit from LEED too. LEED buildings are helping businesses thrive across the globe. LEED-certified buildings cost less to operate, reducing energy and water bills by 50% and more. Businesses and organizations across the globe use LEED to increase the efficiency of their buildings, freeing up valuable resources that can be used to create new jobs, attract and retain top talent, expand operations and invest in emerging technologies. LEED certification also increases property values and LEED buildings have faster lease-up rates and attract a higher quality of long-term tenants.

The costs

So what does LEED for Homes® certification cost? Great question. Well the short answer is, it simply costs too much NOT to LEED certify your home. In Cayman the approximate cost of a LEED home is 7% over the build costs of a standard home; that added cost usually pays itself back in 3 years or less in energy savings and continues to pay dividends over the entire life of the home. It is truly a great financial return on your investment and the benefits go far beyond just the financial numbers. In fact we would argue that LEED certification is THE single best financial, environmental and lifestyle investment you can include in your home project. Independent valuations and proven real estate sales show a 20+% or more Increase in re-sale value of LEED certified homes versus other conventional homes in the Cayman Islands. LEED can literally mean hundreds of thousands of dollars in potential value for your project; those kind of numbers matter whether you’re a homeowner, business owner, developer or financial institution.

The Process

GreenTech Limited makes the process of certification easy for its clients and keeps them informed and engaged throughout. GreenTech is the only company in the Caribbean that have all the in-house experts required to LEED certify your home.

5 simple steps  to LEED Certification:

  1. Client meeting to explain process, costs, benefits, timelines and contract
  2. Define a certification level and register your project with the USGBC®
  3. Create your project’s unique LEED checklist specific to the goals and desires
  4. Energy model your home to assess the energy performance before it’s ever built
  5. Coordinate project and verify works have been carried out in compliance with the LEED

Throughout the entire process the LEED expert will coordinate with your project team to ensure that the home or building is being designed and built to meet the goals and performance criteria that you have determined in your LEED checklist. The LEED expert will conduct verification, testing and quality assurance measures that neither your architect or contractor is capable or qualified to do. At multiple times throughout the entire build process the home or building will be tested (Blower Door Tested, Duct Blaster Tested, Thermal Bypass Tested, etc.) in various categories and any issues found will be noted to your project team for the necessary corrections to be made. The end result of LEED’s 3rd party verification process is that clients attain quantifiable value for money with a home ensured to have superior build quality and that will perform the way that it was designed to.
